First Fix, Second Fix, What the Fix?

You will often hear the terms first fix and second fix used in construction projects. But, what do they mean?

You will hardly be halfway through an episode of Grand Designs before you hear Kevin McCloud utter something about trying to finish before Christmas, but they're only at first fix.

So what does first fix and second fix actually mean?

There are two distinct stages of work in a construction project that take place after the initial design and planning phases: the first fix and the second fix.

What is First Fix in Construction?

The first fix refers to the initial stage of construction work, where your contractor instals the building's primary structure and essential services. It typically involves building the structural elements, internal walls, floors, ceilings, insulation, roof etc. Consider these as the bones or the fabric of the building.

Wrapped around the fabric are all the systems required to run the building. Think about the plumbing, electrical wiring, heating and any ventilation systems.

You can see in this image the plumbing works that will connect the basin and the toilet. This will eventually all be hidden behind some beautiful tiling.

Generally, the first fix work is less visible than the second fix work. This is because most of the work is concealed behind wall finishes and under flooring.

What is Second Fix in Construction?

The second fix, or the finishing stage, occurs after the first fix work is complete. It is the final stage of construction before the building is ready for occupation. During this stage, the building is fitted with the final finishes and fixtures that make it functional and comfortable for its occupants.

Second fix work typically includes installing things like skirting boards, architraves, and door frames. It also involves installing the final flooring, such as tiles or hardwood, and applying the final coats of paint or wallpaper to the walls.

You can see in this image some tiling being fitted as a kitchen splashback, which is as an example of second fix works.

In addition to the cosmetic finishes, the second fix work also includes the installation of light fittings, switches, sockets/faceplates, and kitchen and bathroom fittings, such as sinks, toilets, and showers.

Both first and second fix work are essential stages in constructing any building. Together they create a functional, comfortable, and visually appealing property.

Understanding the difference between these two stages is essential for anyone involved in a self-build or construction project.

Hopefully, the next time you hear Kevin, or even your builder, talking about the first and second fix, you'll understand what the fix he's talking about.
